GENERAL SPECIFICATIONS :
XENOVALLEY MODEL TOWN (PVT) LTD will construct the DUPLEX  HOMEs in the PINK CITY according to the following specifications:


STRUCTURAL & GENERAL ENGINEERING
 

1. Reinforced Cement Concrete (R.C.C) work in the foundation and superstructure.
2. The foundation and superstructure design, development and supervision by a team of
     reputed and professional Engineers and Architects.
3. Structural design parameters will be based on Bangladesh National Building Code (BNBC),
    American Concrete Institute (ACI) and American Standards of Testing Materials (ASTM)
    Codes.
4. All structural materials including M.S Bar, Cement, Brick, Sylhet sand and other aggregates
    etc. of highest standard and screened for quality.
5. Supervision at every stage of construction by a team of experienced and qualified
    engineers and Architects.

FLOORS & STAIRS:

1. Standard Tiles (CBC/RAK/FUWANG or equivalent) as mentioned in design/drawing.
2. Essentially uniform floor slope towards the water outlet.

WALLS:

1. All walls are made of Brick.
2. Cement plasters on brick work wherever required.
3. Standard Tiles (CBC/RAK/FUWANG or equivalent) as mentioned in design/drawing.

DOORS:

1. Solid wooden main entrance door with, check viewer, brass door handle with lock.
2. Internal doors are of partex/plastic/veneered flush door shutters.
3. All doors with good quality locks and fittings.
4. All internal door frames made of seasoned Teak chamble/equivallent as per seasonal
    availability.

 

PAINTING & POLISHING:

1. French polish on door frames & shutters.
2. Weather-coat or equivalent on outside walls.
3. Plastic paint (white colour) on all internal walls.
4. Enamel Paint on grill, railing etc.

 

WINDOWS:

1. Aluminum sliding windows with white glass (3” section without fly-net) including matched locks.
2. Safety grills with enamel paint as per design.

KITCHEN:

1. Concrete shelf at 28” & 32” height with tiles topping.
2. Provision for double gas burner.
3. One stainless steel sink (single bowl single tray).

BATHROOMS:

1. Standard quality sanitary Fixture/Fittings (BISF/RAK, NAZMA/SHARIF or equivalent).
2. PVC door frame & shutters.
3. Standard tiles (CBC/FUWANG/R.A.K or equivalent) in floor except Maid’s toilet.
4. Looking glass (mirror) with glass shelf in bath rooms except Maid’s toilet.
5.  Steel or equivalent soap cases & towel rails.
6. Concealed hot and cold water provisions in Master Bath (Gizer not included).

ELECTRICAL:

1. Concealed electrical wiring.
2. Energy (Electric) meter for each house.
3. Good quality electrical switches, circuit breakers, plug etc.
4. Provision for air conditioning in Master bedroom, and living (drawing) room.

MISCELLANEOUS:

1. Overhead water reservoir in each house, as per design.
2. Standard quality water pumps (Optional).
3. Pitch Roof: Tiles in pitch roof as per design (Optional).
4. Open Terrace: Open Terrace unfinished. Finishing as per design (optional).
5. Store: Store (under stair) unfinished. Finishing as per design (optional).
6. Parking: Two/One car parking provision for each house (unfinished).

SALIENT FEATURES:

1. Main gate in the entrance of the house made of grill as per design with RCC pillar.
2. Light paint and home number plate in main entrance pillar.

 

WARRANTY CLAUSE:

XENOVALLEY MODEL TOWN (PVT.) LTD. will warrant the performance of the installed system (electrical, plumbing sanitary components etc.) against any defect at least for 06 (Six) months from the date of handing over without any cost to the  owners/buyers which will be applicable only in case of fair wear and tear.
